for your multi-unit bathroom renovation project?
Welcome to our special place on the internet and our real claim to fame.
In 1989 we developed a multiple unit program for the co-op housing, apartment, condominium, motel and hotel market. We have used this program dozens of times and it has never failed to be a hit with the customers and tenants.
May 1, 2001 saw the official launch of our British Columbia, Alberta and Saskatchewan province wide services.
We have taken our multiple unit program on the road. Our market research and analysis has not only proven a need for our type of service, but also a need for housing agencies to find ways of reducing the pressure on capital budgets. Modern Laminate Design Ltd. has taken the initiative and developed the only program of its kind in Western Canada. We have repeatedly proven that it works for not only this firm and our customers, but more importantly, tenants who have the right to expect a speedy and quality renovation.
We have received interest from as far away as Ontario. Please note that depending upon the size of the project, we will go anywhere in Canada.
In this section, we also offer products that are only available in our bulk division. We will supply and install marble (both real and synthetic) products, as well as all forms of tile. We have brought these options online so that we may so as to meet the design requirements of our customers who require it (such as Hotel and Motel chains).
The big question that you are wondering!
"But we have to get a minimum of three bids!" Yes! The answer is simple. Answer a few simple questions on our estimate form and pick the appropriate floor plan, and we will be able to provide you with a 95% accurate budget for up to two years in advance. When you want to get your other tenders we will attend all job sites, finalize your numbers, reduce your change order risk, save you money and give you a limited Three-year Warranty. Please do not wait until the last minute or try to get a last couple of renovations in at the end of the fiscal year. We might not be able to assist you on the short notice.
Logistics on larger projects is extremely important and key to success for both the customer and the contractor (ourselves). The president of this company is a certified General Construction Superintendent. We have carried sixty complete bathrooms in our 53-foot trailer and operated with six tradesmen out of it. We are fully capable of expanding to a crew of 18 trades' people if the need arose. We have an experienced core crew which has worked on numerous projects.
What can we do for you?
A better question might be: "What would you like to have done?" We can perform the following type of tasks:
- New or reconfiguration of waste and potable water supply systems.
- Install new zone controls for water supply systems.
- Install any type of new plumbing fixture or accessory.
- Install new floors of any type.
- Install new cabinetry.
- Electrical updates, fans, GFI receptacles, ect.
- Redecorating as required.

Features of the "system" are as follows:
- Upon arrival at the site, the crew is introduced and trade certifications and duties identified.
- The entire crew looks over the site identifying logistical concerns and resources. (Site supervisor in attendance).
- The crew visits one typical suite to develop the renovation methodology, sequencing and assignments. (Site supervisor in attendance).
- Concerns of site supervisor and crew are addressed.
- Equipment and supplies are unloaded.
- The first unit is worked on as a "team" – not for speed, but knowledge.
- Assessment of findings by team.
- Procurement of local resources and goods are set up.
- Work requirement for the first day is finalized and the unit is cleaned again.
- Depending mostly on temperature and humidity, the first unit is finished on the second day, as the next units are opened up. The number of units opened is wholly dependent on the crew size and the project scope of work.
Benefit Packages are determined by the scope of work.
All packages include the following:
Minor package
- Any exposed screws on architectural hardware that is being re-installed are upgraded to stainless steel.
- Safety grab bars are tested for security.
- All water shut offs (water closets and vanity), vanity P traps and water closet tank to bowl seals are checked for serviceability and leaks (by a journeyman plumber on crew). Parts are extra.
- Water closets are re-siliconed to the floor (if desired).
- Vanity countertops are re-chalked to the walls.
- Bathroom is inspected for health and safety concerns. Failures are reported to the site supervisor for disposition.
- Bathing and toilet facilities are operational by the end of each workday unless cleared by the site supervisor.
- Tubs, floors and vanity tops are washed and carpets vacuumed daily.
When lino is replaced the following package is used.
Major package
- All the contents of the minor package are included.
- Water closet and vanity are removed.
- Water closet floor flange is inspected for serviceability. (Repaired or replaced at an extra charge).
- Existing water closet floor to flange bolts and wax seal are disposed of.
- Threshold trim and baseboards are removed and disposed of.
- Lino is removed if easily performed.
- Attention is given to elevation change at the door as per Building Code and most importantly the Handicap Code. A Maximum of 3/8" change in elevation is a requirement. This may require the removal of a sub floor at an extra charge.
- After lino has been laid, (with edges under tub, water closet and vanity), the water closet and vanity are re-installed.
- Water closet is installed with new wax seal and floor to flange bolts.
- In the event the flange caps are missing, they are replaced with new ones, (For ease of cleaning, safety and health reasons). (Only white carried in road stock).
- Water closet is inspected for correct water level.
- All water devises are given a final check for serviceability and re-certified for service.
- New flat bar threshold is installed.
- Lino/door joint is siliconed against water penetration.
- Existing doorstops are re-installed.
Other additives
This program may be easily modified and tailored to accommodate any bathroom project. We can add vanities, vanity tops, basins, basin taps, handgrabs, medicine cabinets, new light fixtures etc.
Summary
We have also developed an email-able bathroom questionnaire. When completed as directed and accompanied with a floor plan of a typical room and returned to this office, we will be able to forecast the cost of your renovation with about a 95% accuracy; without even attending the site. This is very handy for budgeting purposes.
